Local Property

With Jon James, Director of independent Evesham estate agent Gusterson Palmer & James.

Home owners looking to sell their property this spring could increase their chances of achieving maximum sale value in a timely and efficient fashion by following three principles:

1. Price Realistically

Take advice from an experienced local estate agent who has in depth knowledge of your location and will who will be aware of buyer’s expectations. Potential purchasers can easily access information about past and similar property prices to compare to yours. If market values haven’t risen any increase will need to be justified by evidence of improvements made. Address any issues that could make prospective buyers worried about hidden costs; ensure all appliances are serviced and offer sight of receipts and guarantees.

2. Present your home well

First impressions count so take time to prepare your property for marketing before photographs are taken and prior to every viewing. Pay particular attention to the entrance, declutter, clean and ventilate your house, tidy the garden and carry out all those annoying maintenance jobs.

3. Make your agent work hard

Erect a For Sale board and ensure your agent uses the major online marketing portals, the local press and their own database of contacts for maximum exposure. Get feedback after each viewing and trust them to negotiate on your behalf. Prepare for your next purchase by assessing the full costs of moving including agent and legal fees, removals, onward purchase costs, and availability of any mortgage funds needed.
